NEW YORK, October 6 — Home equity loan rates have climbed to 8.46% on average, according to Bankrate’s survey as of October 1, 2026, reflecting a broader trend of rising borrowing costs tied to Federal Reserve policy. The average rate sits within a range of 6.00% to 10.75%, following a period where the 30-year mortgage rate surpassed 7% last month and reached 7.28% this week — the highest weekly level in four years, based on Freddie Mac’s data.

This increase in mortgage rates has been driven by steadily climbing rates since July, influenced by high oil prices, geopolitical uncertainty, and an AI boom contributing to inflation concerns. In response, the Federal Reserve raised the federal-funds rate by a quarter point at its September 16, 2026 meeting, ending a streak of five previous meetings where rates were held unchanged.

The decision was unanimous and widely expected, with most officials indicating at least one more rate increase is anticipated in 2026. Home equity loan rates are more directly influenced by the federal-funds rate than first mortgage rates, which are tied to the 10-year Treasury note. When the Fed raises its benchmark rate, home equity loan rates tend to increase in response, though other market conditions and lender business goals can also affect pricing.

These loans allow borrowers to access the value built up in their homes, calculated as the difference between the home’s market value and the outstanding mortgage balance. For example, a home worth $350,000 with a $280,000 mortgage balance yields $70,000 in equity.

Lenders typically permit borrowing up to 80% to 90% of the home’s value minus the existing mortgage balance; in the example, a 90% limit would allow a maximum loan of $35,000. Most home equity loans feature fixed interest rates and repayment terms of 10 or 15 years, enabling predictable monthly payments. Funds can be used for home improvements, debt consolidation, major purchases, or other financial goals.

However, because the loan is secured by the home, failure to repay may result in foreclosure. To qualify for the best available rate, borrowers are advised to improve their credit score, reduce overall debt, shop around and compare lenders, and review alternative options such as home equity lines of credit (HELOCs), which typically offer variable rates instead of fixed ones. Personal factors including credit history, loan amount, term length, and income also influence the rate offered by lenders.

Watch for further rate adjustments as the Federal Reserve signals additional tightening in 2026.
